A constant water issue in the crawl space and a leaking roof left untreated over the years caused extensive damage in this brick, 1950s style house.

Palmer's Project Goals and Challenges

  • Water had seeped behind the brick and plaster walls and rotted out the studs, to the extent that you could literally kick the doorframe right off the house.
  • The wall system had to systematically be rebuilt to support the roof as we were working.

Solutions

  • Corrective measures were taken and a substantial portion of the home was completely gutted (walls were stripped and the floor system was taken down to the dirt of the crawl space) to make the necessary repairs.
  • The wall system was rebuilt in stages so that it could continue to support the weight of the roof.
  • In the end, a third of this client's house was completely rebuilt, including two bedrooms, a laundry room and a bathroom, and updated electrical wiring was put into place.
