Remodeling & Additions

Extended Breakfast Nook

One of the things that drew this client to her new home was its beautiful backyard. She loves the outdoors and wanted to replace her tiny, dark breakfast nook with an expanded space...

Kitchen & Master Bathroom Remodel

This client's ranch home with a basement was built in the 1950s and sorely needed some updating to function well for a family with two young children.

Kitchen, Morning Room & Master Bathroom Remodel

This family had a beautiful, 10-year-old home in the Ballantyne area. The original builder installed white thermofoil cabinets throughout the kitchen and master bath.

Home, Garage Renovations & Repairs

One local couple seized the chance to move to an 11-acre property in Waxhaw that would give them the room they needed for their two busy teenagers as well as space for their hobbies.

Major House Makeover and Repairs

This project involved an extensive, whole-house renovation and additions. The rooms within the original house were very "cut-up" and dark, and simply did not suit the active lifestyle of its owners, who love to entertain.

Screened Porch

The clients wished to extend an existing concrete porch with a new covered porch that would give them some shelter from the elements, preserve their amazing views and blend with the architecture of the existing home.

Pergola

These homeowners wanted to create a pergola that would allow them to enjoy the beauty of their garden from a more sheltered location.

Character Transformation

After relocating to the Charlotte area, one family spent over a year searching in vain for their dream home, which would have the contemporary and cosmopolitan flair they craved.

New Sunroom

These homeowners wanted a sunroom built over their existing, open brick paver patio so they could enjoy the adjacent lake and golf course as well as their beautiful backyard.

Extensive Addition and Renovations

These homeowners wanted to transform an existing house into a home that better met their needs. The substantial addition included a breakfast room, a sunroom, an office and a downstairs bedroom and bath.

Covered Porch and Pergola

These homeowners wanted to enjoy their backyard in a setting that provided some shelter from the elements and a gracious space for entertaining.

Removing a Wall

These homeowners wanted to open up a boxy floor plan that completely separated the kitchen from the family room.

Covered Porch

These homeowners wanted to create a covered porch that would shelter them from the elements and allow them to enjoy their fabulous lake and golf course views.

Front Door with Overhang

Front doors without overhangs are not only architecturally bland, they also can create real structural issues. Constant exposure to sun, wind and rain as well as water entry over the years can result in costly future repairs.

Historic Additions

The goal of this project was to give a family much-needed additional square footage and functionality in a historic, 100-year-old home. The result of the renovations and additions is a home that pays homage to its historic past yet is designed for the way its owners live today.

Home Expansion

With a growing family in a neighborhood and location they love, these homeowners decided on a home expansion above their garage area.

House Additions and Renovations

A young family, living in a neighborhood they enjoyed, with family nearby, decided to add to their existing home for much needed new square footage and functionality.

Patio Roof

This lovely home has an inviting backyard, gracious outdoor living space and a beautiful swimming pool. The back patio, however, was exposed to the sun for most of the day and could not be used because of the excessive heat.

Screened Deck with Roof and Step Down Side Deck

In the place of an unused and completely exposed deck, these homeowners wanted to create an outdoor living space that they could enjoy during the day and which preserved and enhanced their beautiful views of the lake.

Sunroom Addition

The client wanted a sunroom that would provide an inviting area to read and relax while offering expanded living space off the kitchen/breakfast area.

Two Story Addition

These clients needed more functional space connected to their existing home, wanted to create useable space in the backyard, and required more storage for their expanding family.

Complete Interior Renovation

This transitional home is in an excellent location with proximity to major shopping areas in Charlotte. Palmer Custom Builders was approached with the idea of renovating this 12-year-old home's entire interior for its new owners.

Home Renovation

This renovation was designed and built to accommodate the needs of an expanding young family and a desire for quiet "in home" office space.

Wet Bar

With its dated cabinetry and nonworking icemaker, this wet bar was in need of an update. The major challenge in this project was that the client wanted to keep her existing wallpaper intact.

Three-Season Screened Porch

This existing screen porch detracted from the beauty of a gracious outdoor living area. Since it was a corner lot that backed to busy Providence Road, traffic noise was a concern.

Sunroom Renovation

These homeowners wanted more connectivity between their kitchen and an existing sunroom. They desired a more open and inviting space where family and friends could gather.

Home Renovation

This renovation involves the expansion of a lovely, conveniently located home in a nice neighborhood. The homeowners wanted to add a prominent gathering room for their large family and a covered porch so they could enjoy the beauty of their landscaped backyard.

Three Season Room

A beautiful, year-round combination sunroom/screened porch was built over a very under-used brick patio. The resulting three-season room provides elegant protection from the summer sun and allows the homeowners to fully utilize their new space, regardless of the season.

Pergola

The homeowners wanted to enhance their poolside relaxation by incorporating a pergola to shade them from the strong sunlight in their open backyard.

Sunroom Addition

These homeowners wanted to enjoy their spacious backyard, but only had a deck that was fully exposed to the summer sun and open to the elements.

Covered Porch and Deck

These homeowners wanted to enclose an existing covered porch to allow them to enjoy their additional living space all year long. They also wanted to create a new deck that would ease access to the yard and better connect the indoors to the exterior.

Kitchen & Bathroom

Kitchen Renovation

This kitchen renovation project began simply enough, with the homeowners going shopping to replace their outdated, 20-year-old appliances. When they discovered that their options would be very limited...

Kitchen Remodel

This complete kitchen remodel was needed to update a sterile, flat-looking cabinet arrangement and bring life back to the heart of this home.

Residential Kitchen Upfit - Award Winner

This award-winning kitchen update was part of a complete interior renovation of a 12-year-old home. The homeowner purchased the house for its amenities, location, and great upgrade potential.

Kitchen Redesign

This project consisted of completely redesigning the existing layout of the kitchen to become a more functional and efficient space for the cook and the entire family.

Kitchen Update

This much-needed kitchen update transformed the dated look of a typical white-on-white, 80's-style kitchen and created a space that now serves as the hub of this home.

Mac Kitchen

This gorgeous kitchen is located adjacent to a comfortable breakfast and living area. The kitchen itself was small with a functional design, but it lacked proper lighting that made it appear dark and dated.

Metro Kitchen

This kitchen was spacious and functionally well-designed, but completely outdated. The homeowners wanted a Metropolitan-style kitchen that would be a true focal point when they were entertaining.

Home Upgrade

This 1950's-era ranch home with a basement was due for a makeover. Two bathrooms were completely gutted and remodeled, and a kitchen makeover, initially started by the client, was completed by Palmer Custom Builders.

Home Repair

Home Siding Issues & Rotted Wood

As we were working on their kitchen renovation, we noticed and the homeowners brought up several issues that they had had over the years with their home.

Band Sill Repair

Band sill problems were detected on a real estate inspection report caused by a lack of flashing in the original construction and water entry around door thresholds.

Ceiling Repair

The ceiling of this screened porch had several major issues: incorrect materials were improperly installed by an unskilled contactor.

Wood Rot Repair

As often happens, this seemingly minor repair discovered during the course of a project concealed a much larger issue.

Dormer

The need for this repair was determined during a larger project, over the course of which we completed a room addition and kitchen renovation as well as an office and bedroom remodel.

Structural Damage

A real estate inspection repair report revealed extensive structural damage to this bathroom floor, which was caused by a slow tub valve leak and an additional commode leak, both of which had gone unnoticed for years.

Shower Repair

This aging shower was in definite need of replacement, but we found much more extensive damage behind the walls than anyone had anticipated.

Water Damage

A constant water issue in the crawl space and a leaking roof left untreated over the years caused extensive damage in this brick, 1950s style house.

Window Replacement

Like many homes built in the early 90s, this home was due for a window replacement.

Structural Damage

Oftentimes, damage to a home is a cumulative process of wear and tear over time, less-than-perfect repairs and issues that lurk beneath the surface. Yet these challenges are far from insurmountable.

Structural Integrity

Perhaps nothing is more frightening for homeowners than discovering a major problem with the structure of their residence.

Custom Luxury Homes

This client had returned to Palmer Custom Builders time and again for thoughtful renovations of her existing home. After the fourth project, everyone realized that it was time to start from scratch...
