This nice two-story, 861 square foot addition consists of a media room,
gathering room, screened in porch and covered porch. Also constructed
was a covered side porch entrance with walkway. The new expansion
allowed for a pull down access to the attic for additional storage. The
exterior was built with rough sawn cedar siding, which was painted to

After
a thorough inspection of the existing HVAC system, it was determined
that the existing system was sufficient to handle the two new enclosed
rooms. This resulted in a cost savings to the client, since the only
requirement was to run new ducts. Palmer Custom Builders saved
the client additional money with the foundation pour and provided
larger windows at a lower price than had originally been specified.
Project Background:
The clients needed more functional space connected to the existing
home, in the backyard area, as well as storage for an expanding family.
They loved the neighborhood and wooded lot, so an addition offered the
best solution.
Special Project Objectives:
- Reduce foundation cost to client.
- Safe removal of existing rear deck.
- Removal of very large tree and stump to allow for foundation and enlargement of useable backyard.
- Safely securing the upstairs area in the present home until the new addition could be connected.
- Proper water drainage by installing underground drain piping and gutters on the new addition.
- Adequate heating/cooling in new rooms.
- Enhanced natural lighting in the new rooms with the installation of nice windows.
- Floored attic storage with easy access.
- Covered downstairs side entrance.
Project Features and Solutions:
The heated space was finished with ceiling fans/light kits and
carpeting. Lots of windows provide natural lighting and make the areas
appear more spacious.
The
screened in porch features a smooth surfaced ceiling, a water resistant
tongue and grooved floor (a 1 x 4 Penta treated pine floor) was used in
the screened porch area. This product is water and insect resistant
since it will be exposed to the elements. An upstairs pull-down
stairway was installed in the ceiling of the screened porch and attic
space was floored to create a much needed storage area. A stairway was
build to connect to the downstairs patio area and backyard. A brick
wall was built to act as a retaining wall and create an expanded
grassed area adjacent to the lower covered concrete patio. New gutters
were installed on the addition. A major tree and stump was removed in
the rear of the home to accommodate the new addition (the customer
contracted for the tree removal and Palmer Custom Builders removed the
very large stump with heavy equipment). The project was completed two
weeks ahead of schedule and on budget.
